I Have PCS Orders. Should I Sell, Rent or Keep My House?
There is no single right answer when PCS orders arrive. Selling, renting or keeping the home can each make sense depending on your equity, mortgage payment, realistic rent, cash reserves, next duty station, remaining VA entitlement and long-term plans. The decision should be based on the numbers and your military timeline, not a blanket rule.
Start With the Numbers
Before putting a sign in the yard or deciding to become a landlord, understand what
the property actually costs to keep and what it could realistically produce as a
rental.
Then compare that with your equity, selling costs, expected time away from the area,
cash reserves and the housing plan at the next duty station.
Three Paths
Sell
Selling may simplify the move, free equity and potentially allow restoration of VA entitlement after the VA loan is paid off and applicable requirements are satisfied.
Rent
Renting may preserve a property you want to keep, but projected rent should be compared with the full cost and risk of ownership, not just principal and interest.
Keep without immediately renting or selling
Some families have timing or personal reasons to hold a property temporarily. Understand the carrying cost and how the existing mortgage may affect qualification for the next home.
