Can I Build a Home With a VA Loan?

Yes. VA-backed financing can be used for eligible new-construction transactions when the borrower, builder, property and loan structure meet applicable requirements. VA construction lending is more specialized than buying an existing home, and available programs can differ by lender, so the financing strategy should be reviewed before you commit to a builder, land or construction contract.

Why VA Construction Is Different

A normal VA purchase finances a completed home. Construction financing has to address what happens while the home is being built, how construction funds are disbursed, how the builder and project are approved, and how the loan transitions into permanent financing.

That is why finding the financing before finalizing the build can be important.

A One-Time Close structure is designed to combine construction and permanent financing into a single overall transaction rather than requiring the borrower to complete a separate permanent mortgage after construction.

Construction period

The loan structure needs to address construction draws, inspections and the financing costs during the build.

Permanent financing

After construction is completed and applicable requirements are satisfied, the loan moves into its permanent phase according to the program structure.

Builder and property requirements

The builder, plans, property and construction process must meet the requirements of the specific VA construction program and lender.
