How Does VA Loan Entitlement Work?

VA loan entitlement is the amount of guaranty the Department of Veterans Affairs provides on an eligible borrower's VA-backed loan. It is not a cash benefit paid to the Veteran. Entitlement matters because it helps determine how the VA guaranty supports a loan and can affect how the benefit is used again when entitlement is already tied to another VA loan.

Entitlement in Plain English

Think of entitlement as the VA's guaranty behind a portion of the loan, not money sitting in an account waiting to be spent.

For many eligible borrowers with full entitlement, VA-backed purchase financing can allow a qualifying purchase without a down payment, subject to the loan, property and lender requirements. When entitlement is already in use, the calculation becomes more important.

Three Terms to Understand

Full entitlement

A borrower may have full entitlement available when prior entitlement is not currently charged in a way that limits the new guaranty, subject to VA rules.

Remaining entitlement

If some entitlement is still tied to an outstanding or prior VA loan, there may be remaining entitlement available for another purchase.

Restoration of entitlement

Previously used entitlement may be restored in qualifying situations, commonly after the prior VA loan is paid off and the property is disposed of. Certain other restoration situations can also apply.
